Buyer First Staging and Why This Is How We Stage

A beautiful country home staged in Eugene, Oregon using more traditional elements to really complement the architecture and style of the home and neighborhood.

Staging is a marketing tool, and the best marketing starts with the end user in mind.

As a "Buyer first” staging specialist, our company aims beyond creating the best looking rooms, by first asking “who is the buyer that absolutely loves this house?”

It starts when we drive towards the house - what is the neighborhood like? Who do we see going for walks nearby? River? Forest? City? Schools? Parks?

Is the house crisp and new, or does it have history and whimsy? How many bedrooms are there? Is the floorplan all open, or is there a lot of division between spaces? Is the primary bedroom located on the main floor?

With all that information, and more, we ask the most important question before we start staging. It is not, “how can this room look best?” (that comes later). The first question is “Who is buying THIS house?” Is it a family full of young kids or someone who has kids visit regularly? Or young professionals? Or grandparents? Are evenings spent with dinner parties, or glasses of wine, or noisy game nights, or quietly reading by the fire?

From there we create a story by drawing the focus to how the rooms and spaces function for the buyer. Modern furniture vs more traditional, color choices, types of decor, and story vignettes are all selected based on how we answered the questions above.

Our focus is first and always about drawing in the right buyer for each house so they make an amazing offer quickly.

And it all starts with the most important question “WHO LOVES THIS HOUSE?”
